    Needed to sell an estate house. We live out if town, so I asked a local,realtor to recommend someone. They were right on. Joel was very professional. He knows his territory and the aspects of getting the best for his clients.. His patience, knowledge, and ability is amazing.We had lots of showings in a relatively short amount of time.     Do you want your home sold within a day and above asking? Our experience with Joel Sandman has been nothing short of stellar. Where do I even begin. He deserves accolades far above a rating system. Joel walked us through an extremely tricky sell (due to a building permit snafu - no fault of his).He spent countless hours chasing down the right contacts and making sure everything was resolved. I don't know how we could have done this without him. Not only did he handle that entire process perfectly but he also managed to negotiate a terrific close on our dream home. I write this sitting in my new home only 18 hours after closing because it is so important that Joel's professionalism, drive, and earnest care for his clients is known.     Joel listened to the type and expense of the homes we were interested in and only refereed those listings to us. After we found a home , he helped us with a reasonable offer to give to the seller. He helped us with allthe paper work that goes with buying a home. Since we lived 250 miles from Winston Salem this was a tremendous help.Everything was done over the computer which saved us a lot of time and money.Real Estate Professionals don't come any better than Joel Sandman !!!     My partner and I could not have asked for a better realtor than Joel to guide us through buying our first home. He was enjoyable to work with, flexible with our schedules, very knowledgeable, and available via text or email. At our first meeting he explained every step of the process in easily comprehensible detail without being condescending,provided additional helpful resources, and was available whenever we had any further questions. We knew pretty much immediately that we wanted to work with Joel, which was a good sign as my partner and I can be indecisive at times. Our homebuying process took longer than we expected but we never felt pressured to move forward on a property we weren't excited about and we really appreciated Joel's respectful realism at times - when we were caught up in the charming character of an older home we definitely needed someone else to point out the uneven floors and the probable foundation problems and dollar signs that come with that. One of the things that made Joel's help unique for was his insight into the less exciting but very important considerations when looking at a house, like the quality of the water heater, what those strange marks in the basement could mean, the age of the electric/plumbing system in the home, or the importance of a radon test. No matter how well informed we were about the process itself, we couldn't have studied enough to match Joel's experience with judging the condition of a possible house. We found a house perfect for us just as the coronavirus pandemic was beginning to ramp up. Despite the changes/craziness that came with businesses shutting down and professionals working from home, the entire process went so smoothly that I still can't believe it, and we credit that entirely to Joel. He recommended helpful, pleasant, and adaptable industry people to work with and was able to coordinate everything remotely. This took a lot of worry off of my partner and I who were experiencing a big increase in our working hours at that time. Even now that we are moved in and (somewhat) unpacked we've still been in contact with Joel with some questions and recommendations for services. When we end up buying or selling again we will definitely be reaching out to Joel and will be recommending him to friends.

    Where to begin... We couldn’t have gotten any luckier to work with Joel Sandman. I don’t think we could have found such a hard working, down to earth, honest, knowledgeable, friendly real estate agent if we had made a wish for the ideal real estate agent. Joel broke every preconceived notion we had about agents,from his willingness to just listen to what we were looking for and pay attention to that, to his commitment to getting us a house that would meet his own standards for what a house should provide. He was quick to point out any flaws he found in any house, consistently made excellent points about this feature or that, and his background in contracting and construction really shines through in a humble confidence that comes off as both sensible and reassuring. Throughout the process, Joel was unexpectedly quick to respond, sharp with details, fast on his feet, clear in his intentions, transparent with the nitty gritty minutiae, and genuinely wonderful to be around. He doesn’t talk too much, isn’t overbearing, and he doesn’t hover. Beyond that, his recommendations were impossible to beat. I did my own independent research for every step of the process (dozens of hours of research) and 4/5 times, we went with Joel’s recommendation. We were particularly impressed with the loan agency he recommended, no one else came close to the quality or the numbers. The whole process was better for him being there. On the whole, to give Joel Sandman anything less than 5 stars would be a lie. The peace of mind he brings you is worth every penny. We won’t be working with anyone else in the future. Thanks Joel.

    If you are looking for a world class real estate agent, Joel Sandman is the answer. Our family was relocating across the country during the COVID-19 global pandemic and were in need of someone who could help us find our ideal home. We knew nothing of the area and Joel took the time to teach and coach us through the various neighborhoods,builders, and specifics of each area, school, and home. He did virtual tours for us knowing we were not able to visit homes being out of state and because of the pandemic. Joel was extraordinarily patience as we brought our kids through multiple showing and he tailored the showings to our style as he got to know us and what we really wanted.     I am pleased to write a GLOWING review for Joel. As a seller, I had three main requirements for my agent: (1) someone who knew the market in my neighborhood and could advise accordingly; (2) someone willing to “go beyond” what a typical listing agent does; and (3)someone who would be honest with me and “tell it like it is.” I didn’t want a yes man. Joel not only met all three, he exceeded them. The first thing Joel provided me was a “Market Analysis” for my home – basically listing all of the comparable homes that have sold or were on the market in my neighborhood, along with an estimated range of the price we should list it at. After reviewing several of these from different prospective realtors, it was clear Joel did his research. His market analysis was much more detailed and provided reasoned justifications for the target price range. It was clear he wanted to work and earn my business, unlike some of the “elite” realtors in the Triad. Of course, work ethic means nothing without the wherewithal to put it to use. Again, Joel exceeded expectations in this area. One of my principal concerns was finding an agent that could somehow break the mold of what a typical realtor does. I didn’t just want a for sale sign, pictures, and Zillow. I wanted something different, something to make my listing stand out. Joel delivered. In addition to bringing his firm’s expert photographer Maria to take photos of my house (she’s incredible!), he also brought a professional drone to record an HD video of the exterior – including a birds-eye view of my plot of land and the house. He then edited the shots into a single video and overlaid some cool graphics and music – basically a commercial that we could share on YouTube, Facebook, Twitter, etc. Does your agent do that? I didn’t think so. But just like every other real estate sale, we hit some snags along the way. Importantly though, these were ALL attributed to the buyers, and not Joel. In fact, Joel frequently turned these snags into opportunities. When our first set of buyers were making some very unreasonable demands after the inspection report came back, Joel didn’t try and persuade me to make the concessions, but instead acknowledged that it didn’t make sense to and that he thought it made sense to go back on the market if the buyers wouldn’t relent. I should have listened to him, as these same buyers ended up backing out a week and a half before closing – my mistake! Thankfully, Joel came in and saved the day. This news would have been crushing to any seller and their agent, but Joel was not deterred. He was energized to get my house back on the market and under contract again as fast as possible. His hard work paid off. Two days after the previous buyers backed out, Joel called to inform me that we had a CASH offer on my house which was MORE than the previous buyers offered. In fact, it was slightly above Joel’s target price range. We then closed three weeks later with NO snags. That’s a truly remarkable agent right there. Joel is the type of agent that truly cares about his clients and not about his commission check. In my experience, that is the trait that gets sellers the highest return on their investment and buyers the best bargain possible. I could go on about Joel’s other great qualities – he once offered to help me move some VERY heavy furniture – but why not just call and meet with him? You won’t regret it.

    Joel was fantastic! As a first time homebuyer, he took the time to go over the entire homebuying process and made sure we understood all of the documents and procedures. Any time we had questions (even dumb ones), he was patient and was able to explain the answers in a manner that my wife and I could understand.Joel got us scheduled to see houses that we saw online and wanted to see in person. After only a handful of showings, he had our wants/needs dialed in and was recommending houses for us which took a lot of the hard work out of our hands. Even with our limited budget and large list of requirements we were looking for in a house, Joel was able to find us the perfect house. He knew the house was going on the market before it was listed online and made sure we were the first showing the day it was on the market.
